There are usually three types of apartment specials you'll come across in your search:
Deposit specials: In order to get you into a unit, many complexes run deposit specials to entice you to choose their development for the low move-in costs. These can range from zero deposit (rare) to a very modest deposit in comparison with your rent rate.
Rent specials: If a property has a surplus of a particular floor plan, they may offer a promotional rent rate on those units to encourage higher occupancy rates. This is usually a dollar-off rent on a per month basis (i.e.:an apartment is usually $750 per month but the special offers it for $700) or a something like one month free, for example.
Premiums: Some complexes offer things like flat screen tv's, gift cards and other incentives to encourage you to choose their development as home.
Occasionally you'll find a complex that offers a combination of the above types of specials.
